The Gateway at Three Sisters Receives Development Permit Approval
Canmore, Alberta, March 7, 2024 – The Gateway at Three Sisters (The Gateway) receives approval of its development permit for Phase 1a from the Town on Canmore. Construction of Phase 1a buildings — consisting of retail, office and restaurant space, and employee accommodations — is set to begin this spring.
The Gateway is a new 290,000 sq. ft. mixed-use development that will service the needs of Bow Valley residents, visitors, and employees through new retail, commercial, wellness, and office space, along with employee accommodations. It is located just off the Trans-Canada Highway, adjacent to the Three Sisters Exit #93 in Canmore, Alberta.
“We are thrilled to have received approval on our development permit for Phase 1a of The Gateway at Three Sisters,” says Sam Sidhu, Development Manager for the project. “The new retail, office and restaurant components, and employee accommodations, will provide much-needed services and amenities to area residents and visitors for years to come.”

Site servicing, underground utilities, and associated roadwork, including the construction of the turbo roundabout at the intersection of Three Sisters Parkway and Three Sisters Boulevard, have been underway since last year. With the development permit for Phase 1a now secure, the next phase of the project — construction of the buildings — will take shape.
